Occupancy - The apartment sleeps a maximum of 6 people in 3 bedrooms, all en-suite.
Children - All children are welcome. There is however no capacity for extra beds in the apartment.
Parking - Free undercover dedicated parking is available for two vehicles.
Pets - Pets are not allowed.
Smoking - Please smoke on the balcony, not inside the apartment.
Cleaning service - The apartment is serviced 7 days a week including public holidays, except for Christmas Day.
The apartment is a self-catering and we supply you with toilet paper, soap, dishwashing liquid, tea, coffee, sugar and milk on the day of arrival. There will also be a special welcome gift on your arrival.
Bath towels, beach towels and linen are provided. Linen changes will take place every 5th day and towel changes every 4th day if your stay is for 7 days or longer.
A personal safe is available in the apartment.
Complementary high speed internet and WiFi is available in the apartment.
Widescreen TV with complementary access to all the major satellite channels on DSTV, and 1,000's of movies and the latest TV series on both Netflix and Showmax.

Had a fantastic week with a wonderful view! Well maintained and staff were very friendly and not obtrusive at all, would definitely recommend to go and would visit myself again if/and/or when the time allows! 👍

The apartment was lovely and clean and I enjoyed the luxury of it all. My family and I had an amazing time and I would recommend 305 Manor Gardens to all my friend and family. I enjoyed everything.

Cleanliness and the sea view.
We were fortunate to meet the owner of the apartment and her daughter, on our arrival. They were most hospitable and kind and we were welcomed with gifts of chocolate, snacks and champagne. Small personal touches, such as these, always go a long way in making ones stay that much more special. Everything needed for an extended, self-catering holiday is available in the apartment with the added bonus of magnificent sea views from every room.

Stunning apartment, sea views from every room, lovely big balcony. An added bonus was having Netflix, which my daughter enjoyed. Property right on Ballito's main beach, and Promenade, which is great for long sun downer walks.
The accommodation is superb with three en-suite bedrooms, a well equipped kitchen and a large balcony with beautiful views of the Indian Ocean. The owner Niels was very welcoming and helpful - and the two bottles of Cap Classique, provided by Niels, that was awaiting us on our arrival was a lovely gesture. Location is very good, with close access to a beach and a really good restaurant. My wife and I were accompanied by two other Scottish couples - we all enjoyed a great 7 night stay at 305 Manor Gardens and will certainly recommend it to future visitors to Ballito.
